Chandler Airport Flying High with More than 1.8M Square Feet Under Development

  • Chandler is well-known for the technology-driven Price Corridor and the massive back-office centers in Ocotillo, but the airport had been quietly developing.

    The city’s inventory of land for manufacturing and knowledge-based industries still offers opportunities and most of those are being aggressively marketed around Chandler Airport Center. The city has several projects under development, including a massive facility for Federal Express Ground, the 200,000-square-foot Trammel Crow Mach One and the newly announced 560,000-square-foot Ascend from Irgens. All of this is developing in the vicinity of Cooper Road and Loop 202.

    All told, Chandler has more than 1.8 million square feet in projects under development around the airport.

    “We have a lot of confidence in the types of businesses and the opportunity in Chandler,” said Ed Zito, president of Alliance Bank of Arizona. Alliance recently opened a commercial banking center at Loop 101 and Ray Road in Chandler. “We have a lot of confidence in how the city is growing.”

    Chandler knows each new building permit takes it closer to a point where there will be no undeveloped land left for projects. To better target new construction, the city is investing in utilities and roads for the areas where it wants development to occur. The Chandler Airpark vicinity is one of those targets.

    “We have completed the infrastructure and backbone improvements to increase the number of shovel-ready sites,” said Chandler’s Economic Development Program Manager, James Smith, during a tour of the underway development and available sites in the airport area.

    With more than 200,000 flights per year, Chandler has one of the highest per general aviation volumes in the U.S.

    “We’re focusing aviation-related and dependent businesses close to the Airpark,” said Economic Development Director Micah Miranda. “The surrounding areas are evolving into a diverse mix of office, flex industrial and residential development.”
